What We Do as Commercial Finance Brokers

We Help You Compare the Market and Make the Right Decision for Your Deal

Commercial lending is not a single-product market. Different banks and specialist lenders have different appetites for property type, location, leverage, borrower experience, income, timing and exit strategy.

We start by understanding what you are trying to achieve. We then identify the realistic options across our lender market, compare the important terms and help you choose the structure that fits your priorities.

How we work

Three Steps to the Right Facility

  • Understand the transaction. We establish the funding purpose, asset, borrower, amount, timescale and intended exit.
  • Compare the available options. We assess lender appetite, leverage, rate, fees, term, repayment profile, security, covenants and speed.
  • Recommend and manage. We explain the trade-offs, help you select the right option and coordinate the case through terms, credit and completion.

COMMERCIAL LENDING

Funding for Straightforward and Specialist Property Transactions

Commercial finance is rarely decided on rate alone. We first establish the asset, borrower, leverage, repayment capacity, timescale and exit, then approach the providers whose appetite fits the case.

RECOMMENDED PROCESS

From First Screen to Heads of Terms

Submitting a complete, consistent brief creates competition and reduces avoidable questions.

1

Screen the case

Confirm purpose, amount, asset, location, borrower experience, LTV, cash flow, timing and exit.

2

Build the lender brief

Prepare a concise proposal with ownership, track record, sources and uses, security, tenancy and financial metrics.

3

Shortlist and compare

Approach lenders with a genuine fit. Compare total cost, leverage, covenants, recourse, speed and certainty, not headline rate alone.

4

Secure indicative terms

Clarify conditions, fees, valuation, legal process, deposit requirements and any outstanding credit points.

5

Credit, legal and drawdown

Coordinate due diligence, valuation, solicitors, surveys and conditions through to the facility letter and completion.

Initial Commercial Lending Brief

FREQUENTLY ASKED QUESTIONS (FAQs)

A lender normally needs a credible borrower profile, a clear transaction and funding request, property details, current or projected income, leverage, requested term, exit strategy and enough supporting information to test the key assumptions.

There is no reliable answer without a fully specified case. Senior term debt is generally cheaper than bridging or development finance, but the lowest quoted margin may not produce the lowest total cost once fees, amortisation, exit charges, legal costs and timing are included.

A well-prepared case may receive an initial indication quickly, but formal terms depend on lender appetite and information quality. Urgent bridge lenders may respond within a day; full credit, valuation and legal completion take longer.

No. It structures an initial assessment only. All lending is subject to lender criteria, valuation, credit approval, legal due diligence and satisfactory documentation.
